Gloucester Home Sales Span $350,000 To $1.29 Million In Late July

GLOUCESTER -- Fourteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds over the past month, with disclosed sale prices ranging from $350,000 to $1,285,000. A condominium unit on Raven Lane topped the period at $1,285,000, while half the recorded deeds carried no disclosed price, several of them transfers within the same family or into a trust.

MARKET OVERVIEW The registry recorded 14 deed transfers for Gloucester properties between June 26 and July 25. Of those, seven disclosed a sale price, ranging from $350,000 to $1,285,000, with a median of $780,000. The other seven transfers -- exactly half the total -- did not disclose a price, a pattern common to trust and estate transfers, several of which appear in this data set. With 14 recorded transfers in a single month, the raw count reflects a measurable level of deed activity, though the data alone does not indicate whether that represents a faster or slower pace than prior periods.

TOP SALES The month's highest-priced transaction was 3 Raven Lane, Unit A-2, which sold for $1,285,000 on July 22. Margaret Ann Eighmy was the seller and Maria Iacobo the buyer. At 35 Reservoir Road, Figueira Silvana Tr sold to Derric Souza for $999,999 on July 24. At 71 Hesperus Avenue, Lot 9, Derric Souza sold to Julian J. Flavin for $832,500 on July 23 -- the same Derric Souza who bought the Reservoir Road property one day later. JCG Investments LLC sold 8 Riverside Avenue to Michael D. Oliver Tr for $780,000 on July 24. Anthony J. Costanzo Tr sold 6 Kent Road, Parcel 3, to Stephanie Lee Martin for $704,000 on July 23.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than one disclosed-price sale, so transactions are grouped by price tier. One sale exceeded $1 million: the Raven Lane condominium unit at $1,285,000. Five sales fell between $700,000 and $1 million: Reservoir Road ($999,999), Hesperus Avenue ($832,500), Riverside Avenue ($780,000), Kent Road ($704,000) and Riverview Way, Unit 10A ($700,000, sold by the Manon L. Curran 2024 Revocable Trust to Robert Sullivan). One sale came in under $500,000: an Essex Avenue condominium unit, No. 519, which sold for $350,000, with Joan M. Price Tr as seller and Tammy A. Moschella as buyer. The remaining seven transfers -- on Leonard Street, Old Nugent Farm Road, Washington Square, Nashua Avenue, Hesperus Circle, Magnolia Avenue and one property listed in registry records only as "See Record" -- carried no disclosed price. Hesperus Avenue and Hesperus Circle each recorded one transfer during the period, both involving different Hesperus-named streets.

MARKET NOTES The disclosed-price sales include a mix of condominium units, identified by unit numbers (Raven Lane, Riverview Way, Essex Avenue, Old Nugent Farm Road), and properties described by lot or parcel numbers (Hesperus Avenue Lot 9, Kent Road Parcel 3, Hesperus Circle Lot B, Magnolia Avenue Lot 3), pointing to a mix of condo and subdivided-lot transactions.
