Family Trusts, Not Price Tags, Define Gloucester's Late-July Deed Records
Gloucester recorded 13 property transfers between July 3 and Aug. 1, 2026, but only two disclosed a sale price: $775,000 for a Brooks Road condominium unit and $1,250,000 for a Hammond Street condominium unit, putting the disclosed range at $775,000 to $1,250,000 with a two-sale median of $1,012,500. The period's most notable pattern was not price but structure -- 10 of the 13 recorded deeds involved a family trust as buyer or seller, and none of those trust transfers disclosed consideration. Western Avenue was the only street with more than one recorded transfer. With price data limited to two of 13 deeds, the records offer only a partial view of market conditions this period.
