Gloucester Home Sale Prices Range From $395,000 To $2.35 Million

GLOUCESTER -- Thirteen property transfers were recorded in Gloucester over the past month, with prices on the seven disclosed sales ranging from $395,000 to $2.35 million and a median of $765,000.

MARKET OVERVIEW The Essex County (Southern District) Registry of Deeds recorded 13 Gloucester property transfers between June 19 and July 18. Only seven of the 13 listed a consideration amount; the remaining six, largely transfers between family members or into trusts, did not disclose a price. Among the seven disclosed sales, prices ranged from $395,000 to $2,350,000, with a median of $765,000. The raw count of 13 recorded deeds in a month reflects a mix of arm's-length sales and internal family or trust transfers, rather than a single uniform measure of buyer activity.

TOP SALES The highest-priced transaction was 7 Sumac Lane, which sold for $2,350,000 on July 16. The seller was listed as the Dirks Revocable Living Trust and the buyer as 7 Sumac Lane LLC. The second-highest sale was 14-16 Tidal Cove Way at $1,225,000 on July 17, sold by Haiyan Fronteiro to Joslin Tucker Higgins. A property recorded in the registry only as "See Record" sold for $1,050,000 on July 17, with Mark R. Arnold as seller and Patricia C. Shepherd, as trustee, as buyer. 17 Ferry St., Lot 117, sold for $765,000 on July 17, from John W. Jenkins Jr. to Maryjo T. Galante. Rounding out the top five, 26 Linden Road, Lot 35, sold for $622,000 on July 17; the seller was 26 Linden Road Realty Group LLC and the buyer was Nicholas J. Duggan.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than two sales in the period, with one exception: Ferry Hill Road, where 10 Ferry Hill Road, Lot 17, and 13 Ferry Hill Road both changed hands on July 16, each from seller Tusa Realty LLC to buyer Joseph F. Cianciolo. Neither sale disclosed a price. By price tier among the seven disclosed sales, one fell under $500,000 (17 Andrews Court, Lot 3, at $395,000); three fell between $500,000 and $1 million (457 Washington St., Unit 2, at $525,000; 26 Linden Road, Lot 35, at $622,000; and 17 Ferry St., Lot 117, at $765,000); and three exceeded $1 million (the "See Record" parcel at $1,050,000, 14-16 Tidal Cove Way at $1,225,000, and 7 Sumac Lane at $2,350,000).
