Gloucester Planning Board Endorses Gee Avenue Lot Split in Unanimous Vote

GLOUCESTER — April 2, 2026 — Gloucester Planning Board unanimously endorses lot split, accepts Essex Avenue subdivision withdrawal. Meeting under member Sean Henry, filling in for an absent chair and vice chair, the four-member board voted 4-0 Thursday to endorse an approval-not-required plan by owner Ellen Ford dividing a 26,097-square-foot parcel at 9 Gee Avenue into two conforming lots of 10,585 and 15,512 square feet in the R10 district, following a February 12 ZBA variance for a three-foot setback encroachment on the existing structure. The board then voted 4-0 to accept a withdrawal without prejudice of a proposed five-lot definitive subdivision at 598 and 600 Essex Avenue, after attorney Favaza submitted a written withdrawal request the same morning; abutter Benjamin Levy, 590 Essex Ave., was assured new statutory notice would issue if the project is ever refiled. Henry also deferred a Housing Compass update pending compilation of survey data from a March 26 community forum that drew roughly 100 residents.
