Gloucester Planning Board Continues Applied Materials Hearing, Approves Energy North Subdivision Plan

GLOUCESTER — April 16, 2026 — Gloucester planners advance Applied Materials' 276,000-square-foot logistics warehouse while keeping the public hearing open. The Planning Board voted unanimously at its April 16 meeting to continue both the site plan review and the watershed protection overlay special permit hearing for Applied Materials Inc.'s proposed automated logistics center at 11 Dory Road to the May 21 meeting, pending a joint stormwater peer review being arranged with the Conservation Commission. Brian Maloney, the company's director of facilities and real estate, confirmed the 46-foot-tall building is targeted for structural completion by the end of 2027 and occupancy in early 2028, with full build-out dependent on existing tenant Brazonics vacating under a lease running through 2031. The board also voted unanimously to adopt the formal written decision for the already-approved Phase 1 enabling permit, and approved a preliminary two-lot commercial subdivision for Energy North Incorporated at Schoolhouse Road Extension, with Planning Director Greg Calamari directing the applicant to include a traffic study, stormwater plan, and easement documentation in the required definitive submission.
