Gloucester ZBA Approves Four Projects, Continues Retirement Home Case to July
GLOUCESTER — June 11, 2026 — Gloucester Zoning Board approves four applications and advances a six-unit housing project to City Council. At the June 11 meeting at the Rosebank Senior Center, the board voted unanimously on all decided matters, granting special permits at 2 Fuller Lane (demolish and rebuild after a failed foundation), 2 Gardner Terrace (deck and entry enclosure for Fix and Flip LLC), and 33 Holly Street (conforming addition, no-increase determination for Mark and Melinda Eastman), plus a variance for a seven-by-seven-foot gunite pool at 5 Cape Terrace. The board also approved three dimensional variances — a 30-foot right side yard shortfall, a 31.2-foot building separation shortfall, and an 8-foot frontage shortfall — for Billiken Investments, LLC, to add a second three-unit building at 4 Day Court, where a three-unit structure was already permitted in December 2025; the six-unit total now proceeds to the City Council for change-of-use review and conditions. At 32 Salt Island Road, a special permit to alter and expand passed 4-0 with member Axel Ruiz recused. The application of Nicholas and Christine Geekes to build a single-family retirement home at 29 Flume Road was continued to July 9 because revised architectural drawings showing a 2.5-foot roofline reduction, agreed to after neighborhood meetings, had not yet been produced.
